I am disabled. I do not agree with most of this. Which is a common theme. You’ll find the same thing in any minority community. This book represents one (in my opinion overly sensitive) person’s opinion on the matter. If you want to know how to treat a disabled person it is generally best to just politely ask the disabled person, if they’re not a jerk (and are up to that conversation that day) they’ll tell you. We are not a cookie cutter group, anymore than black people or women are.
Imagine a book with the title “Demystifying black people” or “Demystifying women” the former would be seen as racist and the later was probably written by an incel. A disabled person is still a person. They can tell their story, but they can’t claim their story is the story of every other person who happens to have the same label, nor is how they want to be treated always the same as other people with that label. Treat everyone with respect and follow the law, otherwise treat disabled people just like everyone else. The disabled can be jerks too.

Disabled people need caretakers, not “allies”. Their disability should not be politicized for exploitation by radicals.
